SPC Flooring & Skirting Installation in JLT Apartment, Dubai

The Task

The task was simple: one floor running through the entire apartment, no thresholds, no colour breaks between rooms. The owner lived with the mismatch for a while, tile in the wet areas, an ageing laminate everywhere else, and a visible seam wherever the two met. She walked our team through the JLT unit on a quiet weekday morning, starting at the entrance, down the corridor linking the bedrooms, into the open living and dining area. We measured every space along the way, including the corridor and the recessed corners near the console wall, and the total came to roughly 1,200 square feet. The whole job, from that first walkthrough to final handover, was completed in two days.

Choosing the Flooring Colour

The apartment was already dark. A walnut sideboard sat against the living room wall, the doors carried a deep brown stain, and charcoal grey dining chairs added more weight to the room. Cream walls and a wide window pulled daylight across the space every afternoon, which meant any flooring colour would be judged in shifting light rather than a single showroom setting. We placed samples directly on the floor and let her compare them as the light moved through the afternoon, rather than under a single fixed lamp. She settled on a rich walnut-brown plank with a soft matte grain, close enough to the door stain to tie the furniture together instead of competing with it.

For the core, we recommended a 5.5mm rigid SPC board with an attached acoustic underlay. It stays quiet underfoot in a home with a long corridor connecting the bedrooms, resists water at the entrance and kitchen edge, and holds its shape through Dubai's summer heat without the expansion gaps that cheaper laminate boards often need. It's the same core spec we use across most JLT and Marina apartments, where villa-style expansion joints aren't practical in a smaller footprint.

Two Days on Site

Our crew arrived early on day one, lifted the old covering, cleaned the slab, and levelled two low spots near the corridor entrance that would have telegraphed through a thinner board. Underlay went down first, then planks were clicked lengthwise along the corridor, a layout choice that stretches the space visually and pulls the eye toward the bedrooms rather than cutting the hallway into segments. By evening, the living room, dining area, corridor, and entrance were finished, with each plank at the living room column cut to wrap the corner tightly, leaving no visible gap at the curve.

Day two covered the bedrooms and the full skirting run. The crew worked room by room, keeping furniture protected and clearing offcuts as they went rather than leaving a cleanup for the final walkthrough.

Skirting That Frames the Floor

We supplied matching SPC wall skirting in the same walnut tone as the flooring. The team mitred every internal and external corner, including the tight return at the column base, and sealed the edges where the skirting meets each door frame. The result is a clean, continuous shadow line that follows the floor around the entire apartment rather than breaking at doorways, which is usually where a mismatched skirting job shows first.
