The Brief Of The Project

Both owners work from home, and the apartment catches strong afternoon sun. By 3 pm the living room was too bright to sit in, the home office screen was unreadable, and the bedroom stayed hot and lit well past sunset. They asked for three things: shade during the day, real darkness at night, and nothing that felt heavy on the eye. They also wanted the Sobha Hartland view kept, not blocked out. Rather than fit one curtain style across the whole apartment, we treated each room as its own problem.

The Living Room

Floor-to-ceiling glass meant the afternoon sun came in hard and unbroken. We hung stone-grey ripple-fold curtains on a ceiling track, backed by a thin ivory sheer behind them. With just the sheer closed, the room stays bright but the glare disappears. With both layers closed, it goes dark enough for an evening in.

The Home Office Nook

A curtain here would have hung straight over the desk, so we fitted a charcoal sunscreen roller blind instead. It cuts the glare hitting the monitor and keeps the room cooler, while the weave still lets the view through. We mounted it inside the window reveal with a safety clip on the chain, keeping it clear of the desk.

The Master Bedroom

The owner picked heavy olive velvet blackout curtains on a wave-fold heading, chosen against his own white walls during the sample visit. They block light completely and take the edge off outside noise too.

How We Measured and Installed

We visited first and measured every window twice, checked the ceiling for where tracks could run, and tracked how the sun moved through each room across the day. Fabric samples came next, held against the owners' own walls and floors rather than judged under shop lighting, and all 3 fabrics were chosen the same visit. Our workshop then cut, sewed, and lined each curtain to the exact window sizes, and cut the roller blind to fit. On install day, tracks went up first and were checked level before anything else, then the sheer, the main curtains, and the roller blind went up in turn, with folds dressed by hand so everything hangs evenly from day one. Before we left, we opened and closed every curtain and ran the blind up and down to confirm it moved smoothly, fixed two small snags, steamed one hem, and walked the owners through caring for each fabric.
