Zebra Blinds, Carpet Runner & Curtains Installation at Yas Acres, Abu Dhabi

Project Overview

On 9 and 10 September 2026, the Fixing Expert crew worked through a villa at Yas Acres in Abu Dhabi . We laid a runner in the upstairs hallway, fitted zebra blinds in the home office and hung velvet and sheer curtains in the master bedroom. Three spaces, two days, one team from start to finish.

How the project started

The owner messaged us on WhatsApp about a week before the visit. He had three complaints. Footsteps echoed along the upstairs hallway every time the kids ran through it. The late afternoon sun hit his monitor head on. And the bedroom is filled with light at about 5:30 each morning.

Two of us visited the villa a few days later and brought fabric swatches with us. He chose each one standing at the window, holding it up against the daylight, which is the only honest way to judge a colour. We measured every window and the full hallway length with a laser measure and wrote the sizes on the job sheet before anything went into production.

How the two days went

Day 1, 9 September

1. Hallway first. We cleaned the floor, marked a centre line and cut the underlay to size.
2. We laid the runner over the underlay and checked it against the centre line at both ends.
3. In the home office we checked that both window frames were square, then drilled and fixed the brackets.
4. We clipped the zebra blinds onto the brackets and lowered each one three times to test the chain.

Day 2, 10 September

1. In the bedroom we fixed the double ceiling track, keeping the screws clear of the plaster edge.
2. The sheer went up first, then the velvet, so the heavier layer never drags on the lighter one.
3. We set the wave folds by hand, panel by panel, and checked the hem height at three points.
4. We walked through all three spaces with the owner and left a short care note for the runner and the velvet.

Flatweave carpet runner for the upstairs hallway

The hallway has a light oak-look laminate floor that sounds hollow underfoot. We chose a flatweave wool-blend carpet runner in rust, cream and charcoal, woven in a broken diamond pattern. Flatweave has no deep pile, so it lies flat and does not catch the bottom of the doors.

The runner is 80 cm wide and follows the hallway's full length, which leaves a clear strip of floor on both sides. Under it we laid a felt and rubber underlay, cut 2 cm smaller than the runner on every edge so it never shows. The rug stays where it was put, and the echo is gone.

Zebra blinds for the home office

The office has two west-facing windows side by side. We fitted zebra blinds, also called day and night blinds, in a stone-grey fabric with thin taupe bands. The bands alternate between sheer and solid, so he can slide them apart for soft light or line them up for full cover.

Both blinds sit inside the window recess with the chain on the right. We lowered them to the same point and checked the bands against each other with a spirit level, because on twin windows a band that is 1 cm off is the first thing you see. Velvet and sheer curtains for the master bedroom

The bedroom needed real darkness and a softer look than the rest of the villa. We hung deep bottle-green velvet curtains with a blackout lining, and behind them a sand-coloured linen-look sheer curtain for the daytime hours. The velvet is a full blackout curtain in practice, and it blocks the early sunlight that used to wake the owner.

Both layers hang from a double ceiling track with a wave fold heading. We showed them our curtain track types, and explained the options to them . Velvet has a pile that looks lighter or darker depending on its direction, so we hung every panel with the pile running the same way. The panels stop 1 cm above the floor, which keeps the hem clean and lets the curtain move freely.
