The Brief

The owner had stopped using her balcony. The opening faced open ground, a busy road, and a line of towers beyond it, so the afternoon sun came in straight and unbroken. Heat built up on the tiles, glare washed over the seating corner, and road dust settled on every surface within a day of cleaning it. She wanted shade back, but she didn't want to lose the view along with it. Our team visited that week and checked the balcony at two different hours to track how the sun moved across the floor, then went ahead with the job on 15 August 2026, finishing the full scope in one visit.

Fabric and Colour

Indoor fabric doesn't hold up on a Dubai balcony. Sunlight bleaches the dye, humidity invites mildew, and a weak hem frays within months of wind exposure. We brought an outdoor-weave folder to the apartment instead and laid the swatches out on the balcony floor in daylight, since fabric reads differently outside than under a shop's lighting. The owner picked a cream base with fine taupe-brown vertical stripes: pale enough to reflect heat rather than absorb it, close enough to the sandy wall tone and the wooden cabinet in the corner to sit naturally in the space, and the vertical run does what a plain panel wouldn't, it makes the tall opening read taller.

Measuring and Installation

We measured the width at three heights, since concrete balcony openings are rarely square, then took the drop from the ceiling recess down to the tile, leaving a small clearance so the hem skims the floor instead of dragging on windy days. The track went inside that recess to hide the hardware and stop light leaking above the rod. For fullness, the fabric was cut at two and a half times the track width, the ratio that produces deep, even folds rather than a flat hang. On-site, the crew covered the tiles, marked the drill points along the recess, and fixed the aluminium track with concrete anchors, levelling it twice before final tightening. The panels went up in two halves so the owner can draw one side and leave the other open, and each pleat was dressed by hand before the team tested the glide back and forth. Our installer, Elena, did a final check of both halves before handing the balcony back the same afternoon.

Project Results

• The owner now controls the light, closing the panels through the hottest hours and opening them for the skyline view.
• The seating corner stays noticeably cooler, with far less road dust reaching the furniture.
• The curtains screen the balcony from the road and neighbouring towers whenever privacy is wanted.
• The balcony works as usable daytime space again, not just after sunset.
