Reading the Space

Before we removed anything, we walked each suite to see how people actually move through it. Where the traffic is heaviest, which paths get used all day, and where chairs roll back and forth without anyone thinking about the wear it causes. That walkthrough decided two things. What tile to use, and how to sequence the four suites so the building never had more than one office out of action at a time.

Material and Pattern

A plain, solid coloured tile would have shown scuffs quickly, which is part of what aged the old floor. We chose a charcoal grey fleck tile instead, because the texture hides light scuffing and chair marks far better than a flat colour does. For the layout, we used an ashlar bond rather than a straight grid. The offset joints make the seams much less visible once the furniture is back, so the floor looks continuous instead of tiled.

Installation Process

We worked suite by suite instead of clearing everything at once. That kept three offices usable at all times while one was being redone. In each suite, the old tiles came up first, the old adhesive was scraped off, and any uneven patches in the slab were corrected before new tiles went down. A low spot under a tile always shows up eventually, so this step mattered. Installation started from the entrance of each suite and moved inward, with extra care taken around thresholds, corners and workstations, since those are the areas most likely to shift over time.

Project Results

• 4 office suites re-floored with charcoal-grey fleck carpet tiles, roughly 2,800 sq ft in total
• Full removal and installation completed in 2 working days, with no disruption to the working teams inside
• Ashlar-pattern layout hides seams and resists new wear marks better than the previous flat colour
• A quieter, more even floor across every suite, ready for daily use the same afternoon
